1. Who we are

2. What the service is

We send a curated email listing residential properties advertised for sale in Italy, selected by us, priced under €100,000.

We are an information service. We are not an estate agent, we do not act for any buyer or seller, and we are not party to any transaction. We receive no commission from anyone.

3. What the service is not

Nothing we send is legal, tax, financial or investment advice, or a recommendation to buy any property.

The listings are compiled from third-party sources. Prices, availability, descriptions, measurements and photographs are the seller's or their agent's, not ours. We do not inspect properties, verify measurements, or confirm that a listing is current. A property may be sold, withdrawn or repriced at any time without notice.

Before committing to any purchase, take independent professional advice — in Italy that normally means a notary (notaio) and a surveyor (geometra).

4. Subscriptions and payment

Paid subscriptions are billed in advance, monthly or annually, at the price shown at checkout. Payment is processed by Stripe; we never see or store your card details.

Subscriptions renew automatically at the end of each period unless cancelled. You may cancel at any time from your account; cancellation takes effect at the end of the period you have already paid for, and you keep access until then.

We do not pro-rate refunds for unused time on a cancelled subscription, except where required by law.

5. Right of withdrawal

If you are a consumer in the EU, you have 14 days from the start of your subscription to withdraw and receive a full refund, by emailing hello@italiandream.house. This right applies regardless of how much of the service you have used during that period.

6. Your account

Keep your login details to yourself. The subscription is for your personal use; please do not republish or redistribute the lists we send, in whole or in substantial part.

7. Availability

We aim to send every week, but we do not guarantee a fixed number of properties, a fixed schedule, or uninterrupted availability of the site. If a given week produces nothing worth sending, we may send fewer properties or none.

8. Liability

We provide the service with reasonable care, but to the fullest extent permitted by law we are not liable for any loss arising from reliance on information in the listings, from any dealing with a seller or agent, or from any property purchase.

Nothing in these terms limits liability that cannot lawfully be limited, including for death or personal injury caused by negligence, or for fraud.

Your statutory rights as a consumer are unaffected.

9. Changes

We may update these terms. Material changes affecting existing subscribers will be notified by email before they take effect.

10. Governing law

These terms are governed by Italian law. If you are a consumer you may bring proceedings in the courts of your country of residence, and you retain the protection of the mandatory consumer law of that country.
