This Privacy Policy explains how SeedNext srl (“SeedNext”, “we”, “us”) collects and processes personal data of visitors to italiandream.house and of subscribers to the Italian Dream email, in accordance with Regulation (EU) 2016/679 (“GDPR”) and applicable Italian data protection law.

We have not appointed a Data Protection Officer, as we are not required to under Art. 37 GDPR.

2. What we collect

Your email address, if you subscribe.

Your name and billing details, if you take a paid subscription. Card details are handled by Stripe and never reach us.

Technical and navigation data — IP address, browser, device, pages viewed, timestamps — recorded automatically by the systems that run the site.

Email delivery data — whether an email was delivered, opened, or bounced.

Contact data — whatever you choose to share if you email us.

To send you the Italian Dream email — your consent, Art. 6(1)(a). You may withdraw it at any time.

To provide and bill a paid subscription — performance of a contract, Art. 6(1)(b).

To operate and secure the site — our legitimate interest, Art. 6(1)(f).

To answer your enquiries — our legitimate interest, and steps taken at your request.

4. Confirming your subscription

When you submit your address we send one email asking you to confirm it. You receive nothing further until you do. This protects you from being subscribed by somebody else typing your address.

5. Cookies

This site sets only strictly necessary cookies, which keep you signed in to your account. No analytics, advertising or tracking cookies are set, so no consent banner is required and none is shown.

If analytics are added later, this section will be updated and a consent banner shown before any such cookie is set.

6. Who else processes your data

We do not sell your personal data and do not share it for anyone else's marketing. It is processed on our behalf, on our instructions and under a data processing agreement, by:

  • Railway — hosting for this site.
  • Supabase — the database holding the property listings, hosted in Ireland (EU).
  • Mailgun (Sinch) — email delivery, and the subscriber list used to send it.
  • Stripe — payment processing for paid subscriptions.
  • InstantDM — automated replies to comments on our Instagram posts, where you have commented on one.
  • Cloudflare — DNS and forwarding of email sent to addresses at this domain.

Where any of these processes personal data outside the European Economic Area, that transfer is governed by the European Commission's Standard Contractual Clauses.

7. Retention

Your email address is kept until you unsubscribe or ask us to delete it. Addresses that never confirm are deleted within 30 days. Billing records are kept for the period Italian tax law requires. Technical logs are kept only as long as needed for security and operation.

8. Property listings

The properties we feature are advertised publicly on third-party Italian property portals. We link to the original advert and take no commission. Prices and availability are the seller's and change without notice.

9. Your rights

You may access your data, request rectification or erasure, restrict or object to processing, receive your data in a portable format, and withdraw consent at any time.

The quickest way to withdraw consent is the unsubscribe link at the foot of every email — it works immediately and needs no explanation. For anything else, contact privacy@italiandream.house.

You may also lodge a complaint with the Garante per la protezione dei dati personali (garanteprivacy.it).

10. Changes

We may update this policy. The date above reflects the latest revision. Material changes will be highlighted on the site.
